Issues Rental Providers (Landlords) Commonly Face

Rental Providers face challenges few of us would envy. The dream scenario of a well-maintained property, a great renter, and rent paid on time every month is much rarer than many people realise. Below are just a few of the issues most experienced by landlords.  

1. High renter turnover – frequently departing renters are a Rental Provider’s worst nightmare, especially in a market where they are difficult to replace. Sometimes departures are simply because of life changes, but if the rental provider is nonresponsive, and inconsiderate when it comes to the renter's needs, retention will be affected. 

2. Rent not being paid on time – if a rental agreement is in place primarily to ensure a Rental Provider’s mortgage is being paid, delayed rent payments can become increasingly problematic. Maintaining good communication with renters about rent payment issues is important to ensure everyone can manage their own financial situation accordingly.

3. Ongoing maintenance and repairs – renters rarely take care of a property as well as a Rental Provider would if they lived there, so the costs of ongoing issues can become frustrating Rental Providers. Having strong relationships with good tradespeople who know the property helps in this regard.  

4. Renters not taking proper care of the property - if a great renter is in place, and the property is well maintained, the Rental Provider’s job is easy. However, renters that fail to report damage or broken equipment in a timely fashion can cause greater issues (and expenses) to the Rental Provider in the long run.
